How a Kirribilli Couple Borrowed 100% for an Investment Property Using Their Equity

Can I use the equity in my existing properties to buy an investment property without a cash deposit?

Yes. If you hold enough equity in your home or existing investment properties, lending can be structured so you borrow 100% of the next purchase price, with no cash deposit. It requires releasing equity across your existing properties and structuring the new lending correctly - exactly what we did for this Kirribilli couple’s $3.95M portfolio.

The Situation

A dual-income executive couple in Kirribilli had found their second investment property and wanted to move on it. The equity was there: years of growth in their home and their first investment property. The catch was where that equity sat: across two different lenders, neither of which was involved in the new purchase.

Their goal was simple to say and harder to execute: use the equity they had already built to borrow the full purchase price, without putting cash down, and settle on time.

The Challenge

Their income was strong, so this was never a serviceability problem. It was a structuring and coordination problem: two refinances across two different lenders, a new purchase loan, and one settlement date that wasn’t going to move. Any one of those pieces stalling would put the deadline at risk.

What We Did

1
Structured the equity release first.

We set the lending up so the equity in their home and first investment property funded the full purchase price. No cash deposit required.

2
Built the portfolio across three loan splits.

Owner-occupied on P&I, the two investment splits interest-only - clean for tax, working for cash flow. We compared five lenders, prioritising offsets and a sharp combined rate.

3
Negotiated and coordinated to settlement.

We pushed the lender for the best pricing, then coordinated both solicitors so both refinances and the purchase landed together, on time.

The Outcome

Approved, settled, and on time. The couple added their second investment property to the portfolio without touching their savings, and their existing lending came out of the process cheaper than it went in: a refinance they weren’t even shopping for.

“Jason structured the loan so we could borrow the full amount using equity in our existing properties, while also improving the rate on our other loans. Highly recommend Jason and the Bluesky Financial team.”

Related Questions This Story Answers
How much equity do I need to buy an investment property?

As a rule of thumb, lenders let you borrow against up to 80% of an existing property’s value (sometimes more). If your combined equity above that threshold covers the new property’s deposit and costs, you can typically fund the entire purchase without cash savings. We calculate your usable equity across every property in your first session.

Can I refinance and buy at the same time?

Yes, and it’s often the smartest time to do it: the same transaction that releases your equity can reprice your existing lending. In this case the clients moved from 6.44% to 5.93% while buying.

Should investment loans be interest only?

Often, where the strategy suits: interest only keeps repayments down on the investment debt while your money works harder in an offset or pays down the non-deductible home loan first. We model both options with real numbers so you can decide with your accountant.
